The two organizations started working together in 2017. Initially, the partnership was focused on the construction of a Zaxby’s in Spring Hill. The partnership grew to include a variety of real estate undertakings, and the Focus team began helping Arbor Capital connect with potential tenants for Arbor’s ongoing projects.

Presently, the powerhouse partnership is collaborating on four projects. Focus’ team is intent on securing leases for Arbor’s properties throughout Florida. Locations include Land O Lakes, Daytona Beach, Dunnellon, and Lutz. The Land O Lakes Shops project includes 18,400 square feet of office and retail space. Situated on Land O Lakes Boulevard, the project serves the needs of the Wilderness Lake Preserve, Connerton, and Land O Lakes communities. In Daytona Beach, the project on 6^th Street and North Nova Road includes a Hardee’s and 5,000+ square feet of retail space. Given the area’s high density, the new retail and restaurants will help service nearby offices, medical facilities, and colleges. Also including a Hardee’s is a new Dunnellon retail development with an additional 14,000 square feet of retail space, and another national, quick service restaurant. Located in the main retail corridor of Dunnellon, on US Highway 41, the completed project will serve the community’s schools and churches and presents a great retail opportunity in a growing market. The Lutz project, located at the corner of US 41 and 4^th Ave SE, is planned as 4,500 square feet of restaurant and 7,000 square feet of retail/restaurant space. The property can also be available for daycare use. Situated in an area continuing to experience growth, it’s conveniently located to serve Lutz, Cheval, and Wesley Chapel.

The Focus team works closely with Arbor Capital’s Don Wallace. The partnership is strong, for one, because the companies have complementary strengths. They work with similar groups of tenants and Focus has a strong background working with multitenant projects. If Arbor Capital has sites better suited for single tenant users, Focus can also help make the necessary connections. Together, Focus Property and Arbor Capital are committed to bringing to fruition projects that support convenience and quality of life for residents and visitors in their respective areas.
