Tampa native, Billy Williams started WLW Capital four years ago. With six different loan products to fit any residential or commercial real estate investor, they now ­­have a lending portfolio with approximately 175-200 seasoned borrowers. Core loan products include: Fix & Flip / Fix & Lease, New Construction, Cash Out Refinancing, and Commercial loans. Strong products and in-office support has grown WLW Capital to its current 200 active loans.

WLW Capital is also recognized as a strategic real estate investor and property developer. The company’s development focus is on value add multi-family properties, new residential construction and residential “fix and flips”. They develop 15-25 properties a year with an average of 50-150 units per multi-family property. WLW Capital’s development group is currently seeking investment opportunities in the $100,000 to $2,500,000 price range.

Along with being a developer and one-stop-shop for private equity lending, WLW Capital offers high net worth investors the opportunity to participant in an investment platform that generates significant income. WLW Capital identifies safe and secure loan investments and helps choose which loan fits each participant appetite. There is no cost of entry and no exit penalty. Most loans today are between 1-3 years in length, allowing for a quick in and out investment. Disbursement includes monthly Interest Only. WLW Capital believes in transparency of each mortgage asset and live statuses. The value of using WLW Capital as an investment platform is their passion, and experience. WLW Capital is known for comprehensive due diligence, extensive borrower consultations, timeliness, and has a stake in every loan.

WLW Capital currently has 13 participants. This passive monthly income is secured by a strong 25-60% loan to values. To date, WLW Capital maintains a portfolio of $25,000,000 of mortgage assets with plans to expand significantly as demand increases.
